According to SBA-Capital, a financing business specializing in Small Business Administration loans, fixed rates for the SBA 504 20-year loan fell to 3.98 percent for the month of June — the first time in the 35-year history of the program that it has dipped below the 4 percent mark.

Rates have been on a steady decline since November 2018 when the standard effective rate for a 20-year loan stood at 5.59 percent. In similar fashion, the rate for a 25-year loan went from 5.64 percent in November last year to 4.08 percent in June 2019.
